Most of what we personally buy is either Quick Cash deal or a Creative purchase.

Quick Cash is usually best for troubled properties where seller prefers speed and convenience over price.

Creative Purchases allow for higher price while maintaining speed and convenience for a seller. The ones we do, consist but not limited to one or a combination of:

• Rent to Own / Lease Option

• Owner finance / Seller Finance / Payments over time

• Subject to existing mortgage

• Partnering with a seller on a flip (Novation)

• Contract for Deed / Land Contract
